Planning your project

We give you an honest range at your consultation and a fixed number after design. These are the factors that move it, and how long the work takes.

Bathroom addition

A new basement bathroom means breaking concrete for drains. It is the largest single line item.

Suite requirements

Legal suites add egress, fire separation and sometimes a second furnace.

Ceiling height and mechanicals

Low beams and ducting can require creative framing to hit code height.

Windows

Cutting new egress windows into concrete adds structural and exterior work.

How long it takes

A standard basement development runs eight to twelve weeks on site. Legal suites run longer because of additional inspections and registration.

Common questions

Yes. Suites are one of our specialties. We design to the current Calgary bylaw and register the suite so it is fully legal from day one.
Almost always. Bedrooms, bathrooms and suites all trigger permit requirements. We handle the applications and inspections.
Proper insulation, air sealing and heating design are part of every development. A finished NUMI basement is warm in February.
We assess drainage and moisture before finishing anything. Covering a wet foundation with drywall is how other people create mould problems.
