No. The first conversation is free and there is no obligation.
Design and permits take four to twelve weeks depending on scope, so the best time to start planning is a season before you want construction.
Our sweet spot is full-room renovations and larger. For small repairs we are happy to point you to trades we trust.

Cost and payment

Before the build starts you sign a scope that lists exactly what we are doing and what it costs. Changes are priced and approved in writing before they happen. No surprise invoices.
A deposit secures your schedule slot and material orders, with the balance staged against milestones. The exact structure is in your scope document.
We document it, price the fix, and get your approval before proceeding. You decide, with real numbers in front of you.
Probably not. We are the quote that does not grow. Reviews mentioning reasonable pricing come from the final invoice matching the first one.

Permits and regulations

Structural changes, most basement developments, secondary suites, additions, and plumbing, gas or electrical changes. We pull every permit and book every inspection as part of the project.
Yes. We design to the current Calgary bylaw, including egress, fire separation and mechanical requirements, and register the suite so it is legal from day one.
Additions and backyard suites need development approval, which can include neighbour notice. We manage the full process and the timeline expectations.
We book inspections into the schedule from the start, so they are milestones, not delays.

During the build

Usually, yes. We hoard off work zones, run dust control, and sequence rooms so you keep a kitchen or bathroom. For the heaviest phases of a whole-home project we will tell you honestly if moving out saves time and money.
A single project lead, weekly updates, and a schedule you can hold us to.
Standard hours are weekdays from early morning to late afternoon, respecting Calgary noise bylaws and your neighbours.
Floor protection, sealed dust barriers, daily tidy-up and no smoking on site. The parts of your home outside the work zone stay yours.

After completion

A final walkthrough with your project lead, a deficiency list if anything needs touching up, and fast resolution of that list before final payment.
Yes. Workmanship is warrantied and manufacturer warranties on materials and fixtures pass to you.
